Once you have decided to stage your home, the process is fairly simple and is typically complete in under a week!

 1. We will begin with a property walkthrough (our complimentary consultation) to assess your home, discuss goals, and plan which areas of the home to stage.

2. Next, our team will then create a customized staging quote for your review. After you make selections and sign the contract, we will create a design plan. This involves selecting furniture, decor, and artwork that blend with the architecture of the home and the potential buyer demographic.

3. The Jaya Home staging crew will load the furniture and transport it to the property on the instillation date. Working with our designers they will transform the property in just a few hours. When our job is complete the home will be photo ready and prepared for any showings or an open house!

What areas should I stage?

When deciding which areas of the home to stage it is important to consider the flow of the home and the highest traffic areas. Our recommendation is to always stage the areas in your home offered in our basic package. These areas are the entry, dining room, living room, kitchen, owner’s bedroom, and all bathrooms.

Next, you'll want to consider any other areas on the main floor- does the home have an office off the entry? Is there a breakfast nook near the kitchen? Is there a secondary living area?

You will also want to consider the potential buyer and highlight the areas of the home that may help it stand out from other nearby properties. For example, is there a large outdoor area next to a pool? A mother-in-law suite on the main level? A room with a downtown view? All great selling features that you would want to speak to when showing the home!

How long does installation take?

Home Stagers transform spaces to maximize their potential, therefore increasing the marketability of your house. By presenting the space in the best light we are able to appeal to the masses through carefully selected furniture, decor, artwork, and other elements. We highlight the unique characteristics of every property by considering the flow of space, lighting, color schemes, and overall style. Home staging can significantly increase the likelihood of a faster sale at a higher price. The purpose of home staging is to optimize your home’s appeal to a wide range of potential buyers!

Professional Staging is much less expensive and more effective than your first price reduction. We encourage you to employ our services to take an objective look at your property and help you get top dollar for your home!

Every project cost varies depending on a few factors including square footage, areas staged, listing price, etc. We operate on a 30 day basis, so your quote will reflect the pricing for the first month of staging. After the initial month, the agreement may be renewed on a month-to-month, proratable basis for a 30% discount. Our basic package includes the entry, dining room, living room, kitchen, owner’s bedroom, and all bathrooms. These areas start at $2,500. We do also offer staging for additional areas such as offices, breakfast nooks, outdoor spaces, etc. pricing for these spaces varies.

In our experience we have found that it is best for the homeowner and/or realtor to not be at the home during the staging process.

There are so many moving parts to staging a home and in the interests of safety and efficiency it is best for our team to work without distraction. We are more than happy to communicate with you throughout the process and do a walk through once the staging is complete.

Plus, once the home is fully staged it makes for a much better reveal for you all to open the front door and see what potential buyers will experience at a showing!

Vacant homes tend to look uninviting, and they also draw attention to every possible construction flaw, since there’s nothing else to look at. In a vacant home buyers have great difficulty envisioning how their furniture should be arranged, and they have no sense of how big the rooms are with no point of reference. Home staging helps to showcase the potential of the space, making it more appealing to buyers. Staged homes tend to sell faster and for a higher price compared to empty homes! If you want to stand out in a competitive market, home staging will give your property the edge above other homes. Still unsure? See some industry statistics below that speak for themselves:

  • According to the National Association of Realtors Profile of Home Staging, nearly half of buyers’ agents believestaging a home increases the dollar value buyers are willing to offer by up to 10 percent.

  • The Real Estate Staging Association (RESA) Report found that, on average, sellers who invest in home staging before listing will sell 87% faster.

  • Eighty-one percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.
